I am one step further now... was checking all the PINs at the cpld and found one that was bad...
Now the memory is detected, but in 5 ranges 8MB, 16MB, 16MB, 16MB, 8MB.
The quick memtest run without errors.

sounds to me like an issue with A23 or A24 being shorted together? or maybe the BA0 and BA1 pins?

I ve checked A23 & A24 and in a second test BA0 and BA1 pins. All ok, no shortage.

Other possibility is that A24-A27 are badly connected between the CPU and the CPLD.

That was the missing bit, even that the Multimeter showed that everything is ok resoldering made it finally work!
