Had sort of a simular issue on a 500+ board. Was a few damaged traces near the battery. Can not remember exactly which traces, was quite some time ago, and the board is in storage. Amiga PCB explorer may help you out to check out trace continuity. Sometimes the battery damage is not that visible but still there.

reseat Agnus if you havent already and give the contacts and sockets a clean with vinegar (dont overdo it) then rinse with alcohol. This is most likely to Agnus related. It's not going to be a ram chip.

Use https://www.amigapcb.org/

Probe cas/ras and the latch enables at those 74f chips.

@arkadiusz.makarenko had a very similar issue recently.

There are few chips on ram side, which gave me very similar issues on 500++.
I replaced U10, U12 and U11 and U13 plus U34 and U35.

I have everything socketed so it was just a matter of ordering replacement parts for me.

Went through every connection on the agnus and found a via that wasn't working and repaired it.

Only thing left to socket is the ram which I am awaiting sockets for
